Loyalty to the seller:
Today I am trying to wrap my head around a seller’s thought process on an offer that came in on his property. The offer was low and a current CMA was done to find the justification in the offer other than the volatile market we are now experiencing.
My seller, as many sellers’truly believe his home is worth more than the market will bear. Many sellers want to ignore the comps and want to list at a price where they will “break even”. This does not mean the house is worth that price. All that matters in this market is what the buyer is willing to pay.
Buyer’s are willing to pay what a house will appraise for in this market using current sold, active and pending data. Buyer’s will always want to try to low ball but in the end will pay what a house is worth. Not what the seller thinks it is worth or needs to clear on the sale.
So is it misplaced loyal to list a home for what it can sell for in a short amount of time? Defending a price that will attract the buyers and close the home is what a realtor’s job is all about.
Actually, it is a very loyal concerned professional realtor that list and prices a home in line with what it will appraise for in this market. The seller will make more money in a shorter amount of time.
Is this not everyone’s goal?
